Radon Inspections

Radon has no smell, taste, or color, and beyond contributing to the development of lung cancer, radon exposure has no symptoms that can be identified by a doctor. That means a radon test is the only way to make sure your home has a safe level of radon. Radon tests can also save you money if you’re trying to sell your home because you can provide information about radon levels to potential buyers, and ensure you meet local codes related to radon compliance. Radon Testing starts at $125 for a 48-hour continuous monitoring test.

RADON MITIGATION

Radon in the air is removed from a building most often by sub slab depressurization. A hole is drilled through the basement concrete slab and then piped out through the wall or roof. A fan may be attached to the pipe and vented above the roof line. The suction of the fan creates low pressure under the slab and draws most of the radon out of the home. While it’s impossible to remove all the radon, most generally those levels can be dropped below 2 pCi/L which is an acceptable EPA level.  Mitigation costs will vary depending on your home’s structure and the final design of the radon venting system.

The majority of buyers choose to get a buyer’s inspection, so a pre-listing inspection is a good idea for homeowners so that the buyer’s inspection doesn’t find any major defects that the owner was not aware of. Our pre-listing inspections start at $440.

When a bank or other lender finances a construction loan, they will require confirmation that funds are being paid out, and the work is being completed in a timely manner.  Home Assurance will inspect and document the inventory of materials on site and the progress of construction according to the lenders schedule of values on a monthly basis for the duration of the construction loan.

New Construction Inspections

We can inspect your home through the construction process. We will go to the job site during critical phases of the project to assure nothing has been overlooked, particularly in those areas of our counties where building codes may not be enforced. We can also provide an unbiased assessment of the homes structure and installed mechanical components prior to the final walk through with the contractor. If any safety issues or material defects are found then those corrections can be made by the builder prior to you taking possession of the home.
